Location: Wirksworth, Derbyshire

Project Value: N/A

Project Profile –The clients would like to establish the principle of developing a plot of land (some 0.3ha) for housing

Key Issues – Challenging existing policy constraints

Crowleyassociates working in close association with the Rennie Partnership to appraise the site’s potential and to deliver a planning permission.

We first carried out a full site appraisal (walking the site and the surrounding area, researching the planning history and examining the policy context) in order to establish whether there was indeed opportunity to establish a residential use.  Having determined that the site could indeed be justifiably promoted for housing (in a planning context) we produced a set of criteria to inform any emerging design proposal (layout, density, scale, character and appearance and, access).

We have also submitted a report directly to the local authority in response to their call for sites as part of the Strategic Housing Land Availability Assessment promoting the site for housing.

We are now at a stage where a provisional site layout has been produced for informal discussion with the local authority.
